How People Invalidate Their Warranty Without Realising It

The 2 year warranty and a promise of a stress free life is a big reason homeowners go for a new build property. 


However, many consumers unknowingly void their product warranties through simple actions or oversights. Commonly, customers ask if storing boxes in their new home loft will invalidate their 2 year warranty. 


 

Here are some common ways people accidentally invalidate their warranties:


  1. Failing to register for product: Your developers 2 year warranty may not cover everything in the home and this is for good reason - it isn't their product! Manufacturers require you to register your product within a certain timeframe to activate the warranty. Forgetting this step can leave you without coverage. Typical products you need to register include all kitchen appliances, heating system (Boiler and tank may be different companies that both need registering!) and ventilation systems. 


  2. Using unauthorised parts or accessories: Installing third-party components or accessories not approved by the manufacturer can void your warranty. A good example may be installing HIVE to your heating system. 


  3. Attempting DIY repairs: While it's tempting to fix issues yourself, many warranties become void if you open up the device or attempt repairs on your own. Always check your warranty terms before diving in with a screwdriver.


  4. Neglecting regular maintenance: Some products, like heating systems, require annual servicing to keep the warranty valid. Skipping these check-ups can nullify your coverage. NOTE - when you get the keys, check when it was last serviced, some older plots may not have had a recent service and you could request one for free from the developer.


  5. Making changes to your new home: Any modifications, even seemingly harmless ones like changing a light fixing, can void the warranty. Depending on your developer, you may invalidate warranties by wallpapering, installing water softeners and changing light switches to dimmers etc.


  6. Storing items in your loft space (even in the garage loft!): Theres a number of reasons not to store items in your loft space. It can crush your insulation and cost more money to heat your home, for example. But the main reason is it can invalidate your 2 year builders warranty and also your 10 year structural warranty. Be very careful with conversion companies claiming they can install boarding without compromising your warranty - this is often false.


By being aware of these potential pitfalls, consumers can take steps to maintain their warranty coverage and protect their investments. Always read your warranty terms carefully and when in doubt, contact the manufacturer for clarification before taking any action that might jeopardise your coverage.
